Why we work with ALLIANCE Credit Union.

A great agent and a great loan officer are a package deal. You shouldn't have to vet both — that's why we keep one trusted lending team on speed dial for every client we work with.

ALLIANCE Credit Union covers both sides of our business. Candice Gerron handles residential pre-approvals — first-time buyers in Tech Terrace, families moving up to a forever home in Wolfforth, and investors picking up rentals near Texas Tech. McKinzie Smith leads the commercial side — owner-occupied buildings, retail and office space, mixed-use projects, and the kind of small-balance Lubbock deals national lenders tend to overlook.

They know the Lubbock market and return calls fast. First-time buyers get walked through every step without the jargon. Seasoned investors get an honest read on what the numbers will and won't pencil. And because ALLIANCE is a credit union — not a broker — loans are funded on their own balance sheet, with underwriting and rate decisions made locally, not by an out-of-state desk.

We don't take a referral fee for sending business their way. They're here because they do great work — full stop.

Frequently Asked

Common questions, straight answers.

The questions buyers and investors ask Candice and McKinzie most often. Tap any question to expand.

What residential loan programs are available?

Most home buyers in Lubbock compare conventional, FHA, VA, USDA, and jumbo loans depending on credit, down payment, and timeline. Candice can walk you through the program that fits your numbers — there is no one-size-fits-all answer, and the right call usually saves you money over the life of the loan. You can browse the full lineup of ALLIANCE loan products on their site.

Do you handle commercial financing?

Yes. Common categories include owner-occupied real estate (your business buying its own building), small-bay retail and office space, mixed-use, and small-balance investor deals — including SBA 7(a) and 504 where eligible. Reach out to McKinzie to scope your specific deal; larger or more specialized financing like multifamily syndications and ground-up development get evaluated case by case.

How long does pre-approval take?

Once Candice has your basic financials, a residential pre-approval decision is usually a quick turnaround. Commercial deals take a bit longer because underwriting hinges on the property and the entity, not just personal credit. Reach out and Candice or McKinzie will give you a realistic timeline for your deal.

What documents should I gather?

For residential: two years of W-2s or tax returns, two recent pay stubs, two months of bank statements, and a photo ID. Self-employed buyers add an extra year of returns. For commercial: entity formation docs, rent rolls or operating financials for the property, and a personal financial statement are typical starting points.

Do you work with first-time home buyers?

Yes, often. Common first-time-buyer programs include FHA with 3.5% down and conventional loans with 97% LTV, and qualifying borrowers may have access to low- or no-down options. Candice walks first-timers through every step without the jargon — pace it however works for you.

Do you only serve Lubbock?

No. ALLIANCE Credit Union serves Lubbock and 43 counties spanning Texas. The bulk of our shared business sits in Lubbock and the surrounding South Plains — Wolfforth, Shallowater, Slaton, Idalou, New Deal — but they routinely close deals across the state.
