What residential loan programs are available?

Yes. Common categories include owner-occupied real estate (your business buying its own building), small-bay retail and office space, mixed-use, and small-balance investor deals — including SBA 7(a) and 504 where eligible. How long does pre-approval take?
Once Candice has your basic financials, a residential pre-approval decision is usually a quick turnaround. Commercial deals take a bit longer because underwriting hinges on the property and the entity, not just personal credit. What documents should I gather?
For residential: two years of W-2s or tax returns, two recent pay stubs, two months of bank statements, and a photo ID. Self-employed buyers add an extra year of returns. For commercial: entity formation docs, rent rolls or operating financials for the property, and a personal financial statement are typical starting points.
Do you work with first-time home buyers?
Yes, often. Common first-time-buyer programs include FHA with 3.5% down and conventional loans with 97% LTV, and qualifying borrowers may have access to low- or no-down options. Candice walks first-timers through every step without the jargon — pace it however works for you.
Do you only serve Lubbock?
